A solar contract can look straightforward until you reach the pages that define payment, production, equipment substitutions, and what happens if your roof needs work. Learning how to read solar contracts is not about becoming a solar attorney. It is about knowing which promises are binding, which estimates are conditional, and where a homeowner can take on unexpected cost or risk.

A reputable installer should give you time to review the agreement and answer questions in plain language. If you are being pressured to sign during a sales appointment, or told a detail can be fixed later, pause. The signed documents control the project, not the sales presentation.

Start with the deal structure

Before comparing panel brands or projected savings, identify what you are actually buying. The contract should clearly state whether the project is a cash purchase, a loan, a lease, or a power purchase agreement, often called a PPA. These structures can produce very different long-term obligations.

With a cash purchase, you generally own the system after installation and payment. With a solar loan, you usually own the system but have a monthly payment, interest rate, lender fees, and possibly a lien filing to review. A lease means a third party owns the equipment and you make a fixed or escalating payment for its use. Under a PPA, the third party owns the system and you pay for the electricity it produces at a stated rate per kilowatt-hour.

Ownership affects who may claim available tax incentives, who is responsible for equipment decisions, and what must happen if you sell your home. Do not assume the federal solar tax credit belongs to you. In most lease and PPA arrangements, it belongs to the system owner, which may be reflected in your monthly price but is not a credit you claim on your tax return.

How to read solar contracts line by line

Begin with the project summary, then compare it against the proposal you discussed with the sales representative. Names, addresses, roof sections, system size, panel count, and pricing should all match. If the contract refers to an exhibit, addendum, design plan, or financing disclosure, ask for it before signing. A missing attachment can contain the details that matter most.

Confirm the equipment and system size

The agreement should identify the planned system in direct terms: the number of panels, panel model or approved equivalent, inverter type, battery equipment if included, and total system capacity in kilowatts, or kW. It should also show the installation location and, ideally, a layout drawing.

Pay attention to substitution language. Supply constraints can make substitutions reasonable, but the contract should require that any replacement equipment is comparable in capacity, quality, warranty coverage, and appearance. A broad clause allowing the installer to change equipment at its sole discretion gives you less control over the final system.

If a battery is included, confirm its usable storage capacity, backup capability, and which circuits it will support during an outage. A battery does not automatically power your entire home. The contract or scope of work should specify whether it provides whole-home backup, partial backup, or only selected loads.

Separate production estimates from savings claims

Solar proposals often include an annual production estimate and a projected utility-bill savings figure. They are not the same thing. Production is the estimated electricity the system will generate. Savings depend on how much of that power you use, your utility rates, net-metering rules, weather, future electricity prices, and household consumption.

Look for the expected first-year production in kilowatt-hours and the assumptions used to calculate it. Check whether the estimate accounts for shading, roof orientation, panel degradation, and local weather. A production guarantee, if offered, should state the guaranteed amount, the time period, how a shortfall is measured, and the remedy. A vague statement that the system will "offset up to" a percentage of your bill is not a guarantee.

Be especially cautious with promises that solar will eliminate your electric bill. Most homeowners still receive a utility bill because of fixed charges, minimum bills, seasonal usage, or electricity drawn from the grid. Your utility's interconnection approval and billing rules ultimately affect the value of excess solar generation.

Read every dollar amount and payment trigger

The contract price should distinguish the base system cost from optional batteries, electrical upgrades, roof work, financing charges, and other add-ons. Ask whether the quoted price includes permits, design, installation, inspections, utility interconnection, and monitoring activation. If it does not, get a written estimate of the additional expense.

For cash projects, review the payment schedule. Deposits, progress payments, and final payment should align with completed work, not simply dates on a calendar. A reasonable schedule may include a deposit, a payment after major installation work, and a final amount due after inspection or permission to operate. The appropriate structure depends on your state and project, but avoid paying the full price before the system is operating.

For loans, do not focus only on the monthly payment. Review the annual percentage rate, loan term, total of payments, dealer or lender fees, prepayment terms, and any temporary payment period tied to expected tax-credit proceeds. Some loan presentations assume you will make a large principal payment after receiving a tax credit. If you do not make that payment, your monthly payment may increase. The disclosure should show both scenarios.

For leases and PPAs, find the starting monthly payment or energy rate, the contract term, the annual escalator, and the estimated total paid over the life of the agreement. A 2.9% annual escalator can make sense in some markets, but it should be compared with your utility's actual rate history and your comfort with a long-term obligation. Also check buyout rules, transfer requirements when selling the home, and end-of-term removal or renewal options.

Check scope, timing, and change orders

The scope of work explains what the installer is responsible for and what may become your responsibility. It should address permits, engineering, utility applications, inspections, and system commissioning. It should also state whether trenching, electrical-panel upgrades, roof repairs, structural reinforcement, or meter work are included.

Solar installation can uncover real conditions that were not visible during a remote assessment or initial site visit. Your roof may need repairs, your main panel may not have enough capacity, or local code may require additional work. That does not automatically make an added charge unreasonable. The key question is whether the contract defines the process.

A change order should describe the new work, price, schedule effect, and your approval before the work begins. Do not rely on a verbal explanation of an added cost. If the installer says an issue is required by code, ask for the specific condition and the proposed remedy in writing.

Project timelines also deserve a realistic reading. Permit approval, utility interconnection, equipment availability, and inspections are not fully controlled by the installer. Look for estimated milestones rather than a promise of immediate activation. At the same time, the agreement should explain what happens if delays are caused by the contractor, such as missed paperwork or incomplete work.

Understand warranties and who stands behind them

A complete solar agreement may include separate warranties for workmanship, panels, inverters, batteries, roof penetrations, and production. These protections are useful only when their terms are clear.

Workmanship coverage comes from the installer and generally covers installation defects. Manufacturer warranties cover the equipment itself, subject to their own claims process and exclusions. Confirm the duration of each warranty, who handles a service claim, whether labor is included, and whether coverage transfers to a future homeowner. A 25-year panel performance warranty does not necessarily mean a 25-year labor warranty or a 25-year inverter warranty.

Ask how monitoring works and whether there is an ongoing fee. Monitoring can help identify an underperforming system, but it does not replace a written service commitment. The contract should make clear who responds if the system stops producing and what costs may apply after the workmanship warranty expires.

Protect your cancellation and homeowner rights

Find the cancellation notice before you sign. Federal and state rules may provide a right to cancel certain in-home sales contracts, but timelines and eligibility vary. Your contract should state the cancellation period, the method for delivering notice, and where to send it. Keep a copy of every signed page, proposal, financing disclosure, design drawing, change order, and email confirmation.

Also review lien and title language. Solar loans or contractor agreements may allow a filing connected to the equipment or payment obligation. Ask what, if anything, will be recorded against your property and how it will be released. If you expect to sell or refinance soon, ask how the agreement is transferred, paid off, or subordinated.

Finally, confirm that you can comply with your homeowners association and roof requirements. Installer approval does not replace HOA approval, and solar installation may affect an existing roof warranty. Clarify who pays for panel removal and reinstallation if the roof needs replacement later.

A solar contract should leave you feeling informed, not rushed. When the equipment, costs, responsibilities, and exit terms are all clear on paper, you can move forward with a decision that fits both your home and your financial plan.
